PRODUCT AND SERVICE ASSURANCE PROGRAM

C.J. Maintenance, Inc. believes that a "top-drawer" service is the result of expert management, intensive training, employee motivation and total commitment.  In addition, strong corporate resources provide all maintenance personnel with the best tools and products available within the industry.

In order to gain a better overview of C.J. Maintenance, Inc., it is important to understand how we implement our Product and Service Assurance Program:
C.J. Maintenance is free of any violations of environmental requirements.

Training:

• We comply with OSHA regulations, and all chemicals used by C.J. Maintenance, Inc. have been defined by the manufacturer as environmentally safe.  All chemicals are properly labeled and Material Safety Data Sheets (MSDS) from the manufacturer are kept on file.

• In-house classroom instruction is required of all new employees in order to familiarize them with the equipment and supplies that we use. Manufacturer's reps provide hands-on training for all personnel on an as needed basis. Safety meetings are held monthly.

• Before being placed on site, all maintenance personnel must demonstrate, in a classroom setting, their ability to use all equipment necessary to perform their tasks. Product knowledge, ease of performance, and the finished product are evaluated by the field manager and a building supervisor. No employee is placed on site until successfully completing these "toolbox meetings".  At C.J. Maintenance, Inc., training maintenance personnel and continual management supervision are intertwined.

Management:

• Our success in the janitorial service field has been based on one objective:  clean the buildings as if they are our own. To achieve this goal, C.J. Maintenance, Inc. employs well trained, efficient, motivated employees.

• The focal point of our management team is the field manager. He knows that anyone can go through the motions of cleaning, but very few are really good at it.  Proper training is essential as employees tend to dislike what they don't understand; our experienced field managers understand this and communicate with their building supervisors on a daily basis. This communication allows the field manager to continually evaluate performance and give him the working knowledge necessary when monitoring the site.

• At C.J. Maintenance, Inc., employee motivation and good training are interwoven. In addition, our supervisors show a personal interest in the welfare of each worker. This keeps the lines of communication open and morale high. Our building supervisors are full-time employees who are on site with their maintenance personnel.

• Our field managers and building supervisors work hand-in-hand. The field manager performs daytime, weekly inspections on site to measure performance. The results of this inspection are forwarded to the property manager and the building supervisor. This enables the property manager and the building supervisor to monitor performance in an organized manner over a period of time.

• C.J. Maintenance, Inc. manages all personnel through positive motivation. The “top-drawer” service is the sum of its labor force; the quality of the work done is the yardstick by which our clients measure us. Upon demonstration of their ability, all employees of C.J. Maintenance, Inc. are provided with an opportunity for advancement. Because our maintenance personnel know that a good future is guaranteed to those who earn it, employee turnover is very low.

• This application of our management philosophy will benefit your company. You will be well pleased with our high quality, smoothly run service performed by a competent, well-trained and courteous staff.
